Questions & Answers
LesVacantes operates within a secure legal framework. We are neither a short-term holiday rental platform nor a hotel operator.
Our model is about making sensible use of homes that would otherwise sit empty, over the medium term.
Medium-term rental through LesVacantes sits between short-term letting (a few days or weeks) and a conventional long-term tenancy. It lets you rent a furnished home for a period of 1 to 10 months — ideal for working, living temporarily somewhere else or enjoying a region without a long-term commitment.
Unlike a conventional holiday let (a few days or weeks), medium-term rental offers a more stable, more comfortable setting for living somewhere for several months, with a lease designed for that purpose and, usually, clearer financial terms for an extended stay.
Booking requests can be made at any time, but the lease cannot be signed more than 3 months before you move in.
The booking becomes official once the lease has been signed by both parties and the tenant has paid a deposit equal to the first month's rent. That amount is held by our payment partner and passed on to the owner when you move in.
Stays run from a minimum of 30 consecutive days up to 10 months (12 at most), with no automatic renewal. The exact duration is set in the lease, according to the availability shown on the listing.
Whether you can extend or leave early depends on the terms of the lease signed with the owner. Before booking, we recommend checking those conditions in the contract to find out whether any specific steps or notice period apply.
Your stay is covered by a furnished civil lease specific to this type of rental, which clearly sets out the rights and obligations of both tenant and owner. This lease is more structured and more secure than a simple holiday booking.
An inventory of condition is carried out on arrival and on departure. Depending on the home, this can be done on site or through a digital tool in your account, shared between you and the owner. Once signed, the keys are handed over as agreed with the owner.
The first month's rent is paid by card at the time of booking and is held in escrow until you move in.
All later payments are then made securely and automatically, following a schedule set when the lease is signed.
No service fees for the tenant. The LesVacantes service is paid for by the owner. There are no hidden charges.
No. The owner insures the property and its use for the whole rental period, including public liability cover for the occupant.
